You’ve decided to extend or demolish/rebuild and you need a land surveyor. You will require some or all of the following surveying services:

Feature/Level Survey
Your architect/draftsperson will require a survey to locate features and levels on your site so they can design a house to meet your requirements whilst considering the existing levels, trees and features on your site.
This survey will include levels and contours of the site, and features such as trees, pits, etc, from the road/kerb to your back fence and any adjoining buildings/features within 9m of your site. We also measure heights of the adjoining buildings and window/door locations for the architect to consider overlooking/overshadowing requirements.

Boundary Re-establishment Survey
This survey will detail the difference between your fencing and the boundaries of your title. Whilst this does not need to be completed at the design stage, we do recommend it so that you have time to address any discrepancies (big or small) before you’re ready to build.
Particularly if you are planning to build on or near a boundary, it will often be the requirement of your builder or building surveyor to have the title boundaries re-established. We often integrate the boundary survey details into the feature/level survey plan and show enlargements to highlight differences between fences/buildings and the title boundary.
If we are completing a boundary survey without a feature/level survey then it will presented on a more formal plan.

Australian Height Datum (AHD)
Australian Height Datum was set in 1971 as the mean sea level, and now used by authorities as a datum for their assets/pipes/services.
If your building permit is going to a private building surveyor then you may not require levels to be shown to AHD and we will nominate an arbitrary datum for the feature/level survey. (eg. Existing floor level 10.00m)
If your proposal/design requires Council planning approval, then levels on the plan will need to be shown to AHD. We search a register of permanent marks, verify the height, transfer the level datum to your property and update all the levels on our feature/level survey into AHD levels.
